Getting a Texas real estate license: common questions

How many hours of pre-license education does Texas require?

180 hours, made up of six 30-hour courses: Principles of Real Estate I, Principles of Real Estate II, Law of Agency, Law of Contracts, Promulgated Contract Forms and Real Estate Finance.

When should I submit my license application?

After you finish all 180 hours. TREC says not to submit your application until your pre-license education is complete and uploaded, because the application expires one year after you file it and you must meet every requirement within that year.

Do I need a sponsoring broker?

Yes, to practice. Once you meet the requirements, TREC issues an inactive license. A licensed broker must sponsor you before you can move to active status and do real estate work.

Can college courses count toward the 180 hours?

Only if you took the specific courses on TREC's list for academic credit at an accredited college or university. You can upload a transcript for evaluation, but a transcript generally won't satisfy the requirement otherwise.

What if I have a criminal record?

You can ask TREC for a Fitness Determination before you apply to find out whether your background could affect your eligibility. It doesn't replace the required fingerprint background check.
